Associated Estates Realty Corporation. The Group's principal activity is that of a multifamily real estate company providing property acquisition, advisory, development, management, disposition, operation and ownership activities. It is a qualified real estate investment trust under the Internal Revenue Code of 1986, as amended. The Group operates through three segments: Acquisition/Disposition Multifamily Properties, represent acquired or developed properties which have not yet reached stabilization; Same Community Multifamily Properties, are wholly owned multifamily properties that the Company have owned for the entirety of the comparison periods and Management and Service Operations, provide management and advisory services to the Acquisition/Disposition and Same Community properties that the Company owns, as well as to third party clients and properties, both affiliate and non-affiliates.
